05/22/2008: "House Hunt"


Kris found us a cute little house in her neighborhood that we are hoping to buy. The lady originally wanted to do rent-to-own, but her terms are too risky. We went and saw it and talked to her about purchasing and she is not opposed, but wanted to try to get a renter first. We called her yesterday and she is hoping to have a decision Monday and will call everyone who was interested in buying. We already got prequalified, have done some research on what she paid and history on the street, and are talking with the bank so we can be ready. We hope we'll have good news soon. We're just not sure what steps to take because we aren't using a realtor. I think we need a purchasing attorney or something, but this has been an exciting step for us. We love the neighborhood and houses there don't stay available for long. Here are some pics of the house. It's a ranch with a small backyard, 2-car garage, 3 bedrooms, 2 full baths, open floor plan, dining room, hardwood floors, fireplace, and a deck out back with a built-in gas hard-lined, stainless steel grill. It's perfect for a starter home for us... it's more than we planned on paying for a first home, but so little needs to be done to it for it to meet our needs and wants. We'll keep you posted.

Karen's right, looking good isn't enough, but a good inspector does more than just look! Make sure the inspection evaluates the physical condition: structure, construction, and mechanical systems; identify items that need to be repaired or replaced; and estimate the remaining useful life of the major systems, equipment, structure, and finishes. The inspector should be looking out for you, not the agent of buyer. If gas wasn't so expensive, I would come do it for you! My words of wisdom, "you will have to replace big ticket items on old and new houses. The money pit for most of us is the add-ons and extras we have all desired." As long as your structure is sound, the heater/air is good, and you don't rush to upgrade, you will be fine.

Even with an inspection you can get burned- hence our money pit! Just because it "looks" fine doesn't mean jack. It does look cute- seems high price for size but I don't know the area. Keep us updated.

Wow, it looks so small on the outside, but the inside is beautiful! Go for it!!! Yes, GET THE INSPECTION!!! Take a home buying course!

Well- before you buy you should pay to have a home inspection. You need someone who knows what to look for to come in and let you know what your issues are before you buy. Your Uncle Bob is now a certified home inspector- call him if you have questions. It may cost you some money, but in the long run it is WORTH it- Houses are a money pit as it is- you don't want to be walking into big ticket repairs because you didn't know what to look for. Good luck- it looks like a cute house- I saw it when Kris and I went on a walk while I was down there.
